Full and limited searches, with complete or limited copies of all deed restrictions and encumbrances of record. Experienced, local title searchers familiar with the customs of the property locale perform all searches. If required, specialty searches, including the examination of probate and foreclosure records will also be accommodated. Please note, these may be additional fees for specialty searches.
We provide a comprehensive review and examination of the title search by our on-staff attorneys and title professionals to show the current state of title and all conditions to be addressed in order to issue a final title policy. From the Title Commitment, we will coordinate the removal of all underwriting objections, including unreleased mortgages, judgment liens, and municipal, state and federal liens. We will obtain written payoffs for all liens in order to provide clear title at closing thereby assuring that your new mortgage will be in a first lien position.
We schedule, coordinate, and administer the closing process with clients and our private network of attorneys and escrow officers to ensure a smooth and seamless transaction. We will review and approve the HUD-1 to ensure compliance with lender instructions and disbursement of all loan proceeds. In order to provide you with the best representation possible, all of the legal aspects of your closing will be handled by state licensed and insured attorneys.
We prepare and issue final Loan and Owner's Title Policies in connection with the closing through nationally recognized title underwriters. All policies are issued at state-filed rates or book rates, depending on the location of the property.
